Listing marketing, written overnight
Send us a listing at 6pm.
It's marketed by 8am.
Nightshift writes the whole package while you sleep — MLS description, social captions, the just-listed email, landing page copy, flyer copy. You wake up to finished work, not a to-do item.
No call required. Send an MLS number and we'll send back the rewrite.
How it works
Three steps, and two of them are ours.
You send a listing
An MLS number and a photo link is enough. Add anything the data doesn't capture — the builder, the renovation, what the seller is proud of — and we'll use it.
We work overnight
Every asset gets written, fact-checked against your listing data, and screened for fair housing language. Anything we can't verify comes back flagged, never invented.
You wake up to it
The full package is in your inbox by 8am, ready to paste. You publish to the MLS yourself — it's your license and your entry, and we don't touch it.
What $79 buys
One listing. Seven finished assets.
Not a paragraph and a pat on the back. Everything you'd actually need to take a listing to market — for about what a copywriter charges to write the description alone.
- MLS descriptionWritten to your MLS character cap, with the exact count stated. A trimmed variant if your board caps at 500.
- Long-form narrative250–400 words for the brochure, syndication, and your single-property page.
- Six social captionsInstagram feed and story, Facebook, LinkedIn, a Reel hook script, and a carousel outline.
- Just-listed emailThree subject lines, preview text, body, one call to action.
- Landing page copyHero, three body sections, fact block, and CTA — drops straight into a single-property site.
- Open house flyer copyHeadline, three bullets, fact strip, and your disclosure footer.
- Marketing notesPhoto gaps, missing facts, and positioning risks. The part clients tell us they didn't expect.
The difference
Most listing copy is adjectives wearing a trench coat.
The first twelve words are the only ones a scrolling buyer is guaranteed to read. Here's what usually happens to them, and what we do instead.
A truly rare and prestigious opportunity to acquire this stunning waterfront property. This exceptional offering features a detached garage and exclusive beach frontage, where the sunsets are nothing short of breathtaking. A once-in-a-lifetime chance — don't miss it!
Direct waterfront with private beach frontage. The sand in front of the house is yours.
Three bedrooms and a bath and a half in the existing structure, plus a detached garage. At this frontage and this price, the house is the flexible part. The water line is not.
Private frontage here rarely trades. When it does, it tends to stay in the same hands for decades.
Composite example, assembled from the patterns we see most often — not a quote from any real listing or agent. We don't publish teardowns of other people's work. If you want your own listing rewritten, we'll send it to you privately.
Pricing
About what a copywriter charges for the description alone.
Except you get six more assets, and it's finished by morning instead of next week. The monthly plans buy something different: marketing that keeps running in the months you have nothing listed.
- One listing, all seven assets
- Delivered by 8am
- One free revision round
- No account, no subscription
or $790/year — two months free
- 8 social captions every month
- A market email to your sphere
- 2 listing kits included
- Extra kits $49, not $79
- Cancel any time
or $1,490/year — two months free
- Weekly social content
- Monthly market report
- Monthly blog post
- 5 listing kits included
- Extra kits $49, not $79
The monthly plans exist because listings are seasonal and your marketing shouldn't be. You get content every month whether or not you list anything, and the kits come with it. Extra listings beyond your plan are $49 each. There's no unlimited tier — we'd rather quote a number we can actually deliver overnight than promise infinity and miss it in your busiest month.
Straight answers
The questions everyone asks.
Is this actually written by AI?
Yes. That's the entire product, and we'd rather say it than have you find out. It's the reason a full marketing package costs $79 instead of the $1,000+ an agency charges, and the reason it arrives in fourteen hours instead of two weeks.
What you're paying for isn't the typing. It's a system built specifically for listing marketing — one that knows MLS character caps, refuses to invent square footage, and screens every line for fair housing exposure before it reaches you.
Won't it sound like every other AI listing description?
Those tools were built to fill a text box. Ask one for a listing description and it hands you "stunning," "nestled," and "must-see" — because it's imitating the average of every listing ever written, and the average is terrible.
We start from the opposite instruction: lead with the most valuable specific fact, never an adjective. There's a banned-word list, and those three are on it.
What if the copy says something about the property that isn't true?
It won't, because we don't fill gaps with guesses. Anything we can't verify from your listing data comes back to you in brackets — [agent: confirm year built] — instead of being quietly invented. Fabricated property facts are how agents end up in front of a licensing board, and no amount of polish is worth that.
Who publishes to the MLS?
You do, always. We deliver drafts; you review and enter them. It's your license on the listing and we're not going near it. Same for your social accounts unless you separately ask us to manage them.
How does the fair housing screening work?
Every asset is checked against the language that draws complaints — describing who should live somewhere rather than what's physically there. "Family compound" becomes "seven bedrooms." "Walking distance" becomes a distance. "Master bedroom" becomes "primary."
Most agents we talk to have at least one live listing with an exposure in it right now, and none of them knew.
What if I don't like what you send?
Tell us what's off and we rewrite it, free. If the second pass still misses, you don't pay — and on the monthly plans you can cancel whenever, with no notice period and no exit conversation.
Why is this so much cheaper than an agency?
Because an agency is paying humans to type, and we aren't. A marketing agency writing this package by hand has to charge somewhere north of a thousand dollars for it and still take two weeks, because that's what the labor costs.
The honest comparison is a freelance copywriter, who charges $50 to $200 to write one listing description and takes a day or two. We charge $79 and send seven finished assets by morning.
What happens if I go over my included listings?
Extra kits are $49 each for subscribers, against $79 for everyone else — being on a plan should be worth something in your busy months, not just your quiet ones. We don't offer an unlimited tier and we won't pretend to: a number we can genuinely turn around overnight is worth more than a promise we'd start missing in April.
Send us one listing. We'll rewrite it for free.
No call, no pitch, no card. Send an MLS number or a link to one of your live listings and we'll send back a full rewrite of the description, so you can judge the work instead of the sales page.
Email us a listinghello@nightshiftgo.com — we reply the same night.
